Cleaned to the checklist
We work from the items that actually appear on landlord inspection lists, not from a generic residential scope.
Empty properties are judged differently. Every mark shows, every cabinet gets opened, and the standard is written into your lease. We clean to that standard and document the result.
The moment furniture leaves, a property changes character. Marks that were behind a sofa for four years are suddenly the first thing anyone sees. Cabinet interiors that were always full get opened and inspected. Floor edges, closet corners, the wall behind a bed — all of it visible, all of it now part of someone's checklist.
That is why move out cleaning is priced and scoped differently from a house clean. There is no working around furniture, which speeds parts of the job up, but there is also nowhere to hide, which slows everything else down. Every interior surface is in scope: inside every cabinet and drawer, inside the oven and refrigerator, inside closets, along every baseboard.
The standard is set by your lease, not by taste. Most New Jersey residential leases require the property to be returned in the condition it was received, allowing for normal wear and tear. In practice, landlords and property managers work from an inspection checklist, and the recurring items are consistent: appliance interiors, bathroom fixtures and grout, cabinet interiors, window interiors and tracks, floors, and light fixtures.
We clean against those items directly, and we document the finish with photographs of each room and each appliance interior. If a dispute comes later, a dated photo set is a far stronger position than a recollection. Tenants who have that record tend to resolve deposit questions quickly.
Move in cleaning is the same scope pointed the other way. Before your things arrive is the only time a property will ever be fully accessible — every cabinet empty, every floor clear, every corner reachable. It is also the only moment to sanitise a home somebody else lived in before you unpack into it.
The difference between a clean apartment and one that passes an inspection is evidence and reach.

Every room and every appliance interior, dated. A record you can send if a deduction is proposed later.
Cleaning charges withheld from a deposit routinely exceed what a professional clean would have cost, often by a wide margin.
We work after the truck leaves or before it arrives, including weekends and evenings during the busy end-of-month window.
Key collection and return, lockbox access, or meeting the property manager — arranged in advance in writing.
If an inspection flags something in our scope, we come back and correct it at no cost. That has to be true or the service is worthless.
Every interior surface in the property. With nothing in the way, nothing is out of scope.
How a handover clean is scheduled around a moving truck and an inspection appointment.
Send your lease clause or the inspection list from your landlord. We scope against the actual document.
We schedule after the property is empty — evenings and weekends included at month end, when everyone moves at once.
Keys, lockbox code or a meeting with the property manager, confirmed in writing before the day.
Every interior surface in scope, worked top to bottom with no furniture to work around.
Room-by-room and appliance-by-appliance photographs sent to you the same day for your records.
New Jersey law gives landlords 30 days after the tenancy ends to return a security deposit with interest, or to provide an itemised written statement of any deductions. Cleaning is one of the most commonly itemised charges, and it is also one of the easiest to contest — if you can show the condition you left the property in.
That is the whole argument for documentation. A tenant who hands over a professionally cleaned property with a dated photo set is in a materially different position from one who cleaned it themselves and remembers doing a good job. We are not attorneys and none of this is legal advice, but we have seen enough handovers to know which tenants get their deposit back without an argument.

Answers about deposits, timing and documentation. General terms are on the FAQ page.
As soon as you have a moving date, especially for the last week of a month — that window fills fastest across Middlesex County because most leases end together. The clean itself should be scheduled after the property is completely empty, ideally the same day or the day before your final walkthrough.
No honest cleaning company can promise that, because deposits also cover damage, unpaid rent and lease terms that have nothing to do with cleanliness. What we can do is remove cleaning from the list of reasons and give you dated photographic evidence of the condition you handed over.
Yes — oven, refrigerator, dishwasher and microwave interiors are included in the move out scope, not sold as add-ons. Appliance interiors are on virtually every landlord checklist, so leaving them out would defeat the point of the service.
We spot-clean marks, scuffs and fingerprints, and remove adhesive residue from hooks and tape where the paint allows. What we cannot do is repaint, patch nail holes or fix a wall where the finish has failed. If a mark will not come out without damaging the paint, we stop and tell you rather than making it worse.
Carpet extraction is a separate service with separate equipment. Many leases specifically require professionally cleaned carpets at move out, so check yours — if it does, book extraction as well, and schedule it after our clean so the floors dry undisturbed.
It usually looks fine because it is empty, not because it is clean. Cabinet interiors, appliance seals, bathroom grout and closet floors are rarely touched between tenancies. It is a two- to four-hour job and the only chance you will get at a completely accessible home.
Yes, if it is arranged in advance. We can collect keys from a lockbox, hand them back to a named agent, or be on site at a set time for the inspection. All of it gets confirmed in writing beforehand so there is no confusion on a day that is already stressful.
Moving into the property rather than out of it? These are usually the next call.
End-of-month slots fill county-wide at the same time, so book the town you need early.
Send us your lease clause or your landlord's checklist and we will scope the clean against the actual document.
